Project Details

Tracy Apartments Phase 1 is a new construction affordable housing project located at 301 West Street in Tracy, California. The development consists of a three-story, 55-unit apartment complex totaling approximately 28,360 square feet. The building includes 54 one-bedroom units and one 1) two-bedroom manager's unit, designed to meet the needs of low-income households. The construction type is VA (wood frame with fire-resistance rating), and an NFPA 13-compliant fire sprinkler system will protect the entire building. The site, approximately 42,281 square feet, includes R-2 (residential), B (business), and S-2 (storage) occupancies, as well as associated open space and site improvements.
Before new construction, the project will require demolition of four existing buildings, including two (2) two-story 4-plex townhouses and two (2) single-story duplex units. The project scope includes all related grading, trenching, utility coordination and connections, fire/life safety systems, landscaping, and compliance with accessibility standards and green building requirements
