Scope of work:
Demo: Demolish two existing detached portable buildings (945 sf & 325 sf). Demolish interior non structural walls, doors, ceilings, MEP per plans.

Building: Upgrade and remodel existing building for office use. Build new interior metal stud walls. Replace office windows/storefronts. Out of plante wall anchorage. Upgrade MEP systems, including mechanical pads and equipment screening at roof. Add on-site parking and modify hardscape to fit parking and new tiny homes.

Tiny Homes: Construct two new portable residential buildings (a total of 4 units) AKA tiny homes. A minimum of 120 sf allotted to tiny homes use from existing building. Construct 4x studio units within two prefabricated modules (unit numbers tbd) including 1 - mobility feature unit with roll-in shower, 1 - adaptable feature unit with roll-in shower, and 2 - adaptable feature units with combo shower/tub.
