Project Details

Scope of work includes but not limited to:
Site clearing, grading/paving, wet / dry utilities, landscaping, site concrete, site furnishings, building concrete, structural & misc. steel, rough carpentry, finish carpentry, casework, waterproofing, sheet metal, single ply roofing, caulking, insulation, fiber cement siding, lath & plaster, drywall/metal stud, paint, tile, flooring, T-Bar, appliances, signage, elevator, fire sprinklers, plumbing, HVAC, electrical, fire alarm, LV wiring, etc.

NEW construction multi-family residential development on a 1.99-acre vacant lot site located in a master plan community, consisting of (1) F-shaped two-story building with 50 units of affordable senior housing with access provided to the second-floor units by (1) elevator. The proposed 47,165 square foot total floor area includes the 50 units consisting of (44) one-bedrooms, and (6) two-bedrooms, typical residential utility spaces, (4) laundry rooms, and lobby entry. The first floor will have a community room (1250 SF), (2) laundry rooms (133 SF each), supportive services offices, the second floor will have an additional (2) laundry rooms (133 SF each). The grounds will feature a community garden space (2500 SF), rose garden (2097 SF), seating and gathering space (763 SF), as well as a trellis and seating area (586 SF). The Project includes two developed and landscaped courtyard areas, and all facilities are accessible with an ADA path of travel. Access to the interior of the property and amenities will be gated to prevent public access. The Project will be compliant with the California Green Building Standards Code and GreenPoint Checklist which specifies the type of material which can be used and the construction standard for installing these materials. The Project will also include Photovoltaic panels, which will be design-build along with (3) EV charging stations for residential use.

Please note that the project will be subject to both State and Federal (Davis-Bacon) Prevailing Wages and labor standards requirements. The project is also subject to contracting and hiring outreach requirements including DVBE, MBE, WBE, SBE, and HUD section 3 requirements. Refer to folder labeled " Attachment D - Lender Design and Construction Standards" for ALL contracting and hiring requirements. Documentation of such notifications shall be maintained by the Contractor and made available to the developer as requested.

Section 3 requires that to the greatest extent feasible, opportunities for training and employment be given to lower income residents of the project area, and agreements for work in connection with the project be awarded to business concerns which are located in, or owned in substantial part by persons residing in, the area of the project.
